Why You Should Leave Property Management to the Experts
Managing your own rental property might seem like a cost-saving option, but it comes with serious risks and responsibilities that many landlords underestimate. While it’s possible to find a tenant who respects your property and pays rent on time, the odds aren’t always in your favour. However, chances of this are relatively low, and even if they do keep the property at a respectable standard, their rent payments may be tardy or some months, non-existent.
A recent NZ Herald article told the story of a landlord whose property was left in disrepair, with three abandoned cats trapped inside, resulting in over $11,000 in clean-up and repair costs.
So, how did the property get to this point? It’s a tough balance being the property owner and property manager. On one hand, you are trying not to step on your new tenant’s toes, but on the other, you might have to point out to the tenant that they aren’t cleaning the property adequately. Difficult to broach when your tenant was perhaps the best of the bunch that came through, and so far, has been paying the rent on time. What happens if they take your comments badly? Or worse, stop paying the rent?
In addition to having to manage and ask tough questions, as the property manager, you also have to carve time out of your busy work schedule to factor in property inspections and deal with all the property maintenance calls, and keep up to date with any changes to the tenancy rules and regulations.
The alternative, of course, to this second job that you have now manifested for yourself, is to engage with a professional property manager.
At Point Property Management, our team must follow our processes and guidelines around difficult tenants.
- We understand legislation – after 48 hours’ notice, we can enter the property if required to assess for repairs and damage.
- Property inspections are conducted every 13 weeks, and if the tenant wants to delay, it can only be in that month.
- If we believe there is an issue with the occupants and/or the property, we knock on the door.
Along with having heard a lot of tall stories as to why rent can’t be paid or the property isn’t tidy, we also have the experience to get to the facts and find a solution.
Don’t leave your investment to chance. Engage a professional and enjoy peace of mind while focusing on your own work or business. Let us handle the stress of tenancy management.
